Raas Alaras Commercial Complex

Raas Alaras shopping center with the gross floor area about 7000 square meters was constructed in a land with the area of 2273 square meters.

The external perspective of the building represents a modern and elegant architecture. Using glass in building’s exterior combination exhibit a sense of glory and active and lively spirit to pedestrians.

One of prominent features of this structure is its full commercial area and its vicinity to Tabriz-Jolfa transit road which provides easy access to this center.

Area and number of commercial units of each floor are as follow:

-The ground floor consists of two large commercial units with 650 and 700 square meters area. Also, parking of this center consists of 58 units in this floor.

-The first floor consists of 17 commercial units with area of 64 to 120 square meters.

-There is only a vast and efficient commercial hall in second floor.

-A large commercial unit with 600 square meters area is located in third floor.

All of the commercial units have air conditioner, sufficient light and tempered glass.

In order to facilitate access to all floors, an elevator with the capacity of 12 people inside the building and panorama elevator with capacity of 6 people located in exterior part of the building.

It is worth to mention that the construction of this project has been started on Aban 1392 by Amir Amin Aras Company and management of Mr. Noormohammadi and has last 14 months.

Building Structure Strength

- Dual system structure (comprised of Special moment-resisting frames and Intermediate RC shear walls) were used in order to have better performance.

-Regarding engineering calculations the directions of pillars are determined in a way that they have the best performance in the case of earthquake and their strong axis is located in a direction that the maximum force is exerted to the building.

-In this structure all attempts are made to use light material in non-structural components to reduce total weight of the building which enables the building to resist more against earthquake.

-The foundation of this structure has been designed in such a way to be more resistant against the earthquake as well as against subsidence due to gravity load.

-According to specific plan of the building, existence of diagonal structural systems is one of outstanding characteristic of this building.

- Existence of connective shear wall leads to development of a resistant central core in building that prevents too much drifts of building in the case of earthquake occurrence.

- Low height of structure and large area of plan indicates that building is resistant against reversal.

- Ratio of structural surface to large total surface.

- The structural system is placed a way in which the building shows the most resistance against distortions caused by earthquake.

- Confirmation of architectural and computational plans, and construction of this structure have been performed under the supervision of Heasr Sedigh Engineering Consulting Company by the management of Mr Hosseinalizadeh with more than 20 years of experience in supervising construction quality.

-The foundation of this structure is from strap type, and therefore, in each square meter of this structure 110 kg of reinforcement bars were used.

- High resistance of the building, makes it transferable.

Structural Design

1-The unique design and plans of this structure were prepared by “SAC Engineering Consultancy” company managed by Mr. Farzad Davabi in Dubai, United Arab Emirates.

*Aforementioned company is one of the top companies in United Arab Emirates and has a brilliant and great experience in construction of commercial and residential buildings. Now this company is consultant of Iranian’s school project in Dubai.

2- The façade of the building faces the main street which provides the building with a unique position.

3-First floor of this structure is distinguishable from other buildings because of its height.

4-Excessive area and low height lead to remarkable lighting.

5-High circumference of building is another factor in its better lighting and consequently its distinguishability from other buildings.

6-The high area of thee plan facilitates access to all units.

7- Use of flat slab in this celling system of the structure, increases the net height of floors which is one of the most important architectural features of this building and also provides users with more space.

The location of structure

One of the important and specific features of aforementioned shopping center is its location on Jolf-Tabriz- Khoi transit road, before Abas Mirza square ,in free trade- industrial and tourism area of Aras.
